We source off-market single-family rental portfolios, underwrite them as a principal, and deliver them in one closing with tenants in place. For physicians, attorneys, and other high earners, that structure pairs steady income with 100% bonus depreciation in the year you choose.
Our investor clients share three things: taxable income well into the top brackets, an interest in real estate that owns itself, and no appetite for touring forty houses to buy ten.
Portfolios with professional management, structured around a tax year you plan with your CPA. Often paired with a spouse who qualifies as a real estate professional.
For physicians → Attorneys & PartnersEquity partners see income spike in distribution years. A portfolio placed in service that year lands the deduction where it matters most.
For attorneys → Executives & Business OwnersIf you already receive syndication or rental income, a cost-segregated portfolio offsets it dollar for dollar, whether or not you qualify as a real estate professional.
How the deduction is used →Our deal flow is landlords selling 10 to 100 doors directly, plus contracts brought to us by wholesalers. These portfolios never hit the MLS, and you are not bidding against the public.
Rent roll verified, leases reviewed, condition walked, repairs estimated, and both pricing lenses run. You get our underwriting package, not a listing sheet.
Title cleared across every door, leases assigned, deposits transferred, and property management ready on day one. Income starts the month you close.
Because the whole portfolio closes together, the full first-year depreciation lands in a single tax year. We work backward from the year you and your CPA are planning for.
We connect you with cost segregation firms, Michigan property managers, lenders, and 1031 intermediaries we have worked with. You engage them directly, and we take nothing from them.
When you are ready to sell, we are a buyer. Sell the portfolio back to us, 1031 into a larger one through us, or list it. Your choice.
Same portfolio as our bonus depreciation explainer. Figures are illustrative; real numbers come from the actual rent roll, a cost segregation study, and your CPA.
Thirty minutes. Target size, counties, cash flow floor, financing or cash, and the tax year you are planning around. We'll tell you honestly whether we have or can source a fit.
Rent roll, lease summaries, condition notes, repair estimates, our pricing, and projected year-one depreciation range. Shared under NDA.
Walk the doors with us. Loop in your CPA, lender, and (if you want one) a cost segregation firm before you commit, not after.
Title, leases, deposits, and management transfer in a single transaction. Your cost segregation study follows, and the deduction lands in the year you planned.
No. Nearly every investor we work with uses third-party management, and we introduce managers who already run portfolios in the same counties. If a spouse is pursuing real estate professional status, your CPA will advise how much involvement that requires, and management can be structured to support it.
Yes. Portfolio and DSCR lenders routinely finance 5 to 50 door single-family packages. Leverage does not reduce the depreciation deduction, which is based on the full purchase price, so financed buyers often see the largest deduction relative to cash invested. We can introduce lenders; the loan is yours.
Five doors is where the portfolio structure and the cost segregation economics begin to make sense. Most of our investor transactions fall between 8 and 30 doors.
We are a principal. We buy portfolios from owners and sell them to you, or assign a contract we hold with you as the buyer. Our margin is in the transaction and disclosed in the structure; we are not a broker and do not charge commissions or advisory fees.
No, and anyone who does should worry you. We provide the asset and the underwriting. Your CPA determines what the deduction is worth to you, and a cost segregation firm determines the allocation. We are glad to be on those calls.
We'll show you what we have under contract, what we're sourcing, and whether the timing works.
