Single houses are easy to move. A 12-door package with mixed condition, three LLCs, and a seller who wants one closing is not. Offer Now Michigan buys those as a principal: fast underwriting, real proof of funds, and a structure that protects your fee.
We price the package as a package. We will tell you which doors drag the number and by how much, but we close on the whole contract, not a cherry-picked subset that strands you with the rest.
We provide proof of funds sized to the full purchase price on request, before you take the package off the market. We close portfolios every month and have the title and legal partners to do it in one transaction.
Your assignment fee is written into the structure. We do not contact your seller outside the transaction, and we will sign a non-circumvention agreement before you share the address list.
Entity-held deeds, estate issues, tax liens, and tenants with no written lease are normal in Michigan portfolios. We underwrite them instead of walking from them.
Partial packages get a range and a list of what's missing. Complete packages get a price.
| Item | Why it matters |
|---|---|
| Address list with beds, baths, square footage | Lets us pull comps and tax records before the call. |
| Rent roll: current rent, lease end, deposit, status | Drives the income lens. Vacant doors priced differently from tenanted. |
| Your contract price and assignment fee | We price to the total we pay. Hiding the fee just slows everyone down. |
| Condition notes or photos per door | A one-line note per house ("needs roof, kitchen original") beats nothing. Full inspections are not required. |
| Ownership entity and how title is held | Multi-LLC packages and estates need lead time with title. |
| Seller's timeline and any must-haves | Leaseback, partial sale, 1031 identification dates, or a hard close date all change the structure. |
You assign the contract to Offer Now Michigan or our affiliate. Your fee is paid at closing from the settlement statement. Fastest path, and standard for packages under about $1.5M.
You close with your seller and we close with you the same day, funding both legs. Keeps your spread private from the seller and works well on larger packages or when the seller's contract restricts assignment.
If your seller will allow it, we can close in two or three tranches when title on some doors needs curing. You get paid per tranche.
If you have a relationship with an owner who is still deciding, bring us in early. We underwrite together, you stay the point of contact, and the fee is agreed before the contract is signed.
Deepest in Wayne, Oakland, Macomb, Washtenaw, Genesee, Kent, and Ingham. We will look at any county with a package of five or more doors.
Single-family, duplexes through fourplexes. Mixed packages are fine. B and C class is our core; we price A and D on a case basis.
$300K to $10M total. Larger packages go to our institutional desk, same intake.
Deferred maintenance is expected. We price repairs into the offer rather than asking the seller to fix anything.
Yes. Send yours or use ours. We do not contact sellers outside the transaction you bring us, during or after.
With clean title, 30 days from a signed assignment. Entity-held or estate packages typically run 45 to 60 days because of title curing. We tell you the realistic date on the pricing call, not after.
Not on the basis of things we could have known from your package. If a walk-through reveals a condition that was not disclosed, such as a failed foundation or a fire-damaged unit, we will show you the repair estimate and adjust that door, not the whole deal.
Our focus here is portfolios of five or more. Single Michigan houses are bought by our sister company, EZ Time Home Buyers; send those to eztimehomebuyers.com.
For owners you introduce who are not under contract with you, yes, under a written agreement signed before the introduction. Terms depend on package size and your role in the transaction.
Use the contact form and choose "Wholesaler" so it routes to our acquisitions desk, or email the rent roll and address list directly.
